A new developer (Lennar) has started construction to complete this project. The original 3 buildings were in some stage of construction when the original developer went bankrupt around 14 years ago. Subsequently 2 developers finished the existing buildings over the years. Now the project is again, under construction. 164 units will be built to finish it out. The construction, design and layout is to mirror the existing buildings. Looking at the site map below, the existing buildings will be in gray. Square footage of the units will range from 1,424 to 2,247 with base prices ranging from $439,990 to $532,990. I am sure the base prices will generally reflect the bottom story units, with premiums on the 2nd and 3rd story. I am very familiar with this project, over the years. Once the street side buildings were framed the original builder went up on a lift to determine if the south facing, 3rd floor units, in buildings 7,8 and 9 would have unobstructed strip views. He determined that the would. If that is correct, 6 of the units to be built will have unobstructed strip views. Some of the 3rd floor side units should have strip views from their patios.
This is the first luxury age-restricted condominium community in the Las Vegas area. ( Trilogy in Summerlin is also age restricted and selling new). Terra Bella is in Henderson. It is roughly in the center of the “Anthem” planned community and is surrounded by Sun City Anthem however it is not a part of Sun City. Units range from 1,333 to 2207 sq. ft. All are two bedroom. Many of these units have strip, valley, mountain, or beautiful courtyard views. This is a gated community featuring a central common area with pool, spa, and waterfalls. 234 units were projected and do show as addresses at the County Recorder’s office. 71 units have been built and sold. This should be a very secure development with a gated entry as well as secured access to all the individual buildings. The elevation at Terra Bella is approximately 2,865 ft. above sea level.
