Pahrump has been a little boom town over the last few years. By car, it is about 63 miles due west from central Las Vegas. The population is around 33,000 and growing at a rate of about 4% a year. Until a few years ago, much of the housing was manufactured homes on acreage. At the time of this writing, the majority of homes listed for sale here are, indeed manufactured homes. Now there are several larger builders active in this area. Of all the communities surrounding Las Vegas, Pahrump has the most in he way of infrastructure. Pahrump’s new hospital, it’s first, Desert Springs is now open. Many of the chain stores, such as Wal Mart are here.

The median selling price for a resale free-standing home over the last year in Pahrump was around $269,000. That actually seems high to me, but you have to keep in mind that many of these properties were on 1/2 to 1 acre lots, or larger.

The Pahrump valley is 26 miles long and 8 to 12 miles wide. The elevation averages about 2,695 ft. above sea level. There is one high school, one middle school and three elementary schools. My overall impression of Pahrump real estate is that it reflects, until recently, few of the controls of say, Las Vegas, with respect to building. Driving much of the area it is not uncommon to see a very nice stick-built home next to an older manufactured home. There are, however, areas of nicer custom built homes as well as now, larger developments including a very nice golf course community here.

The people that live here seem to love it. It is definitely a much slower paced environment than that of Las Vegas. The commute to Las Vegas is less than ideal. Locally it is referred to as “over the hump to Pahrump”. You have to pass through a mountain pass on Highway 160 that is at some elevation. Then on the Vegas side you have to deal with Blue Diamond Highway, that with the development of the planned community of Mountain’s Edge, has become even more congested. Eventually these highways will be improved. All this said, there are many people that make the commute to Las Vegas to work and it is worth it to them to live in this slower paced environment with more affordable housing..
