Las Vegas Age Restricted options:
I have shown and sold hundreds of homes in age restricted communities in this area over the years. They range from manufactured home communities to condos, townhomes, free-standing homes plus townhomes included within the free standing home developments. There are presently 22 age restricted communities in this general area with 2 more coming online this next year in 2016.
Selling prices range from $56.00 to $184,00 per square foot for the various local age restricted developments. Even among the five local Del Webb options, the prices vary a great deal with Sun City Aliante on the north side at $140.00 per square foot, to Sun City Anthem in Henderson coming in at $175.00 per square foot. Note: The primary differential in price for the Del Webb communities is location, with the home construction somewhat the same.

Why would clients want age restricted? It is not for all seniors but many like the idea of living around folks in a similar situation. Most all of my senior clients have grandchildren they adore but do no necessarily prefer to live in neighborhoods with children. They also consider the common area amenities. All but a couple of the smaller manufactured home senior communities have good to great amenities. Many have great facilities, scores of clubs and other social options.
The primary misconception clients with a potential interest in age restricted have is they assume that the residents are mostly elderly and sedentary. Some are, but many are not, in fact, many are just the opposite. The success of the hiking, tennis and softball clubs, among others, are testament to that.
If you do not have children under the age of 19 living with you and either you or another potential resident is 55 years of age or older, I would suggest that you at least give the local age restricted options a look.
