It has been somewhat of a rocky road, particularly for the condo and townhome communities, in Lake Las Vegas. They were hit hard by the market difficulties of the mid 2,000’s. These were often 2nd home, discretionary purchases and when the market collapsed, this was the area that suffered the most. The market has rebounded somewhat, but prices are still well below the highs of 2007.
The options in Lake Las Vegas for this product range from condo/hotel properties at 400 sq. ft to condos and townhomes at well over 3,000 sq. ft. One area of concern for many buyers are association fees. For the condo/hotel options they are not much different from the strip area. All the townhomes and condos have at least two and in one case 3 association fees. All have at least one for the master plan (Lake Las Vegas) and then at least one more for the individual community. These can add up, but it has kept the prices down.
Every thing out in Lake Las Vegas is relatively new and it does offer a desirable lifestyle for many with the lake, boating, shops and casinos. A secondary access road has recently been added to connect Lake Las Vegas to the rest of the Las Vegas Valley. It has greatly improved ingress and egress. Lake Las Vegas condo and townhome options.
