This is one of two new Pulte/Del Webb communities in the Las Vegas area, the other being Del Webb at North Ranch. These are the first new Del Webb communities, in this area, in over a decade. At present, Del Webb at Lake Las Vegas is projected to have 750 homes at completion. Originally it was to be a smaller community, by almost half. Adjacent land has been acquired. All homes will be single-story with sizes ranging from 1,579 to 2,726 sq. ft. The community is on the north side of Lake Las Vegas, overlooking the lake. It is about 175 ft. above the lake. There is a community center with exercise area, pool, and spa. Pickle Ball courts are also available.
The base prices do not give you an accurate picture as all lots, at the time of this writing, have lot premiums. The premiums have ranged from $20,000 to $380,000. The average lot size is 6,800 sq. ft. Monthly homeowner dues are presently $324 a month. That includes $195 for Del Webb and $153 for the Master Plan of Lake Las Vegas. There is an additional LID assessment that breaks down to $87 a month.
Personal observation and Del Webb Lake Las Vegas reviews. The ambience both inside and outside the community is outstanding. The view lots are unique for this area and even for Lake Las Vegas. The perspective of looking down on the lake at some distance is wonderful. The surrounding adjacent environment is also a big plus.
Del Webb Lake Las Vegas is in a somewhat remote location could be considered a plus or minus, depending on the individual. There is a small mini-market on the south side of the lake as well as a casino and several restaurants. I would estimate driving time to be around 8 or 9 minutes to these facilities. To the nearest legitimate grocery store or pharmacy is around 17 minutes, so I timed it. I estimate the time to the airport to be around 45 minutes and probably 55 minutes to the center of The Strip. The elevation is around 1,575 ft. above sea level. That is the lowest elevation for any age-restricted community in the area. Others range up to 3,500 ft. above sea level. At 1,575 ft. it will be a little “toasty” in the summertime, even by Vegas standards
This is a “boutique” community by Del Webb standards. For example, Sun City Summerlin and Sun City Anthem have between 7,200 and 7,800 homes. These older communities have a greater breadth of social opportunities. There are many examples of this. One that comes to mind is billiards. This Lake Las Vegas community has a separate room with a billiard table. Sun City Anthem a a billiard room with 11 tables and one snooker table. There are 4 additional tables in the main community center. There is also a very active billiard club.
These newer communities, such as Del Webb Lake Las Vegas have homes that are much better designed to meet the needs of the modern digital age.
