Henderson is an incorporated city with its own city services, its own shopping mall and its own casino’s. It very much has its own identity. What it shares in common with Las Vegas, Nevada is even moreexplosive growth. It is the fastest growing city in the country with a growth rate of 13%. Its population as September 2011, was just over 275,000. In 1999 Henderson became the 2nd largest city in Nevada, moving ahead of Reno. Note: with the addition of Lake Las Vegas, Del Webb’s Anthem, Green Valley Ranch, MacDonald Highlands and now Inspirada, availability has increased substantially. This should continue Henderson’s growth for many years. Homes in the Henderson area in general and particularly the areas south of the I215 have experienced some of the highest rates of appreciation in value in the Las Vegas area over the last few years. A consortium of home builders, Focus Property Group, purchased over 1,900 acres of land in Henderson from the BLM. This land is now being developed by into the new planned community of Inspirada. This master planned community will be built just east of Anthem and 7-Hills. Henderson was also rated the 6th best city in the U.S. to go for a walk by Success Magazine in their July 2007 edition. Reasons stated were the 37 miles of hiking trails, many city parks as well as the accommodating weather.
